These Terms & Conditions govern estimates, proposals, work orders, service calls, inspections, testing, repairs, installations, maintenance, invoices, website use, and communications provided by Michael B Plumbing LLC. This page is provided for review. Acceptance and authorization may occur separately through an estimate, work order, invoice, electronic signature, recorded approval, payment, or other written or electronic authorization.
1. Scope of Work and Authorization
Michael B Plumbing LLC will perform the work described in the applicable estimate, proposal, work order, invoice, or other service record. The customer represents that they own the property or have authority to approve the work. Work outside the documented scope requires additional authorization and may result in additional charges.
2. Estimates, Pricing, and Changes
- Estimates are based on visible and reasonably discoverable conditions at the time of evaluation and remain valid only for the period stated.
- Pricing may change if concealed damage, code issues, access restrictions, hazardous materials, improper prior work, unavailable parts, utility conditions, or other unforeseen circumstances are discovered.
- Additional work, materials, labor, permits, equipment, excavation, restoration, testing, or return visits may require a revised estimate or change authorization.
- Unless expressly included in writing, plumbing work does not include painting, drywall, cabinetry, flooring, landscaping, concrete, tile, structural repair, mold remediation, environmental testing, or finish restoration.
3. Customer Responsibilities and Access
- Provide safe, timely access to the property, plumbing systems, shutoffs, fixtures, equipment, panels, crawlspaces, attics, and work areas.
- Remove or protect personal property, pets, furniture, vehicles, and valuables from the work area.
- Disclose known hazards, leaks, prior repairs, septic systems, underground utilities, private lines, asbestos, mold, lead, or other conditions that may affect the work.
- Provide working utilities when needed and authorize reasonable interruption of water, gas, drainage, or other services required to complete the work.
- Obtain owner, landlord, association, or other permissions unless Michael B Plumbing LLC expressly agrees in writing to handle them.
4. Existing and Concealed Conditions
Plumbing systems may contain aging, corroded, brittle, improperly installed, damaged, blocked, or noncompliant components. Repairing, testing, operating, disconnecting, or reconnecting one component can reveal or contribute to failure of another weakened component. Michael B Plumbing LLC is not responsible for pre-existing defects, concealed conditions, prior improper work, or failures outside the authorized scope, except to the extent directly caused by our proven negligence or breach of an applicable written warranty.
5. Customer-Supplied Parts and Materials
When the customer supplies a fixture, appliance, valve, faucet, toilet, water heater, material, or other part, Michael B Plumbing LLC does not warrant the item, its suitability, completeness, code compliance, hidden defects, manufacturer instructions, compatibility, or future performance. Labor and additional materials required because a customer-supplied item is defective, incomplete, damaged, incorrect, incompatible, or fails after installation may be charged separately. Michael B Plumbing LLC is not responsible for leaks, water damage, failure, loss, or manufacturer-warranty issues caused by a customer-supplied item, except to the extent directly caused by our proven installation error.
6. Drain, Sewer, and Diagnostic Services
Drain cleaning, sewer clearing, hydro jetting, camera inspection, locating, leak detection, pressure testing, and similar diagnostic services address conditions present or observable at the time of service. Results can be limited by access, pipe condition, standing water, blockage, offsets, roots, grease, scale, collapsed piping, buried depth, signal interference, or other conditions. Unless a specific written warranty states otherwise, these services do not guarantee that a stoppage, leak, odor, or system failure will not return.
7. Permits, Codes, and Inspections
When permits or inspections are required and included in writing, Michael B Plumbing LLC will reasonably coordinate them. Code officials, utilities, manufacturers, and inspectors control their own requirements, scheduling, approvals, and fees. Changes required by an authority having jurisdiction may result in additional work and charges.
8. Payment Terms
- Payment is due as stated in the estimate, work order, invoice, financing agreement, or payment schedule. Unless otherwise stated, payment is due upon completion of the authorized work.
- Deposits and special-order material payments may be nonrefundable once materials are ordered, fabricated, delivered, or scheduling commitments are made.
- A disclosed card-processing or convenience fee may apply where permitted by law.
- Returned payments and delinquent balances may be assessed a fee of up to $35 or the maximum allowed by law, plus reasonable collection costs.
- Unpaid balances may result in suspension of further work, cancellation of warranties to the extent permitted by law, collection activity, and any lien or other remedy available under Louisiana law.
9. Scheduling, Cancellation, and Delays
Arrival windows and completion dates are estimates. Weather, emergencies, inspections, parts availability, traffic, utility shutdowns, concealed conditions, and other circumstances may affect scheduling. Cancellation or rescheduling charges may apply when stated in the estimate, booking confirmation, or work order, especially for dispatched technicians, permits, equipment, or special-order materials.
10. Limited Workmanship Warranty
Unless a different written warranty is provided, Michael B Plumbing LLC provides a limited 30-day workmanship warranty on the specific labor performed. The warranty covers correction of a proven workmanship defect within the authorized scope. It does not cover normal wear, abuse, misuse, freezing, power or utility issues, clogs, grease, roots, foreign objects, corrosion, water quality, pressure problems, movement, settling, manufacturer defects, customer-supplied items, work performed by others, pre-existing conditions, or systems outside the authorized scope.
11. Notice and Opportunity to Inspect or Cure
If the customer believes our work is defective or caused damage, the customer must notify Michael B Plumbing LLC promptly, take reasonable steps to prevent additional damage, preserve relevant evidence, and provide a reasonable opportunity for us to inspect and, when appropriate, correct the issue. Except for a genuine emergency requiring immediate action to prevent serious injury or substantial property damage, hiring another contractor to alter or repair our work before giving us a reasonable opportunity to inspect and cure may void the applicable warranty and limit reimbursement or claims.
12. Property Protection and Restoration
We will use reasonable care while performing authorized work. Plumbing access may require cutting, drilling, excavation, removal of fixtures, or opening walls, floors, ceilings, cabinets, landscaping, or other finishes. Unless expressly included in writing, final cosmetic restoration is the customer’s responsibility. Exact matching of existing materials, colors, textures, or finishes is not guaranteed.
13. Limitation of Liability
To the fullest extent permitted by law, Michael B Plumbing LLC will not be liable for indirect, incidental, special, exemplary, or consequential losses, including loss of use, lost profits, lost business, hotel costs, or damage caused by delayed discovery of a leak or pre-existing system failure. Any liability for a proven claim arising from our work will be limited as permitted by applicable law and the terms of the applicable estimate, work order, written warranty, insurance policy, or other agreement. Nothing in these Terms excludes liability that cannot legally be excluded.
14. Photographs, Records, and Communications
Michael B Plumbing LLC may photograph or record work areas, plumbing conditions, equipment, and completed work for documentation, training, quality control, warranty, insurance, and dispute-resolution purposes. Identifying customer information will not be used publicly for marketing without permission or another lawful basis.
15. Michael B Plumbing SMS Program
- Program name: Michael B Plumbing SMS Program.
- Program description: Customers and prospective customers who opt in may receive plumbing-service confirmations, scheduling updates, appointment reminders, technician or arrival updates, missed-call follow-up, customer-support messages, review requests, maintenance reminders, seasonal plumbing information, coupons, and promotional offers.
- Opting out: You may cancel SMS messages at any time by replying STOP. We may send a final confirmation message. After opting out, you will no longer receive messages from that program unless you opt in again.
- Rejoining: To rejoin, complete an approved opt-in form again or otherwise provide valid written or electronic consent.

- Rates and frequency: Message frequency varies. Message and data rates may apply. Contact your wireless provider with questions about your plan.
- Carrier disclaimer: Wireless carriers are not liable for delayed or undelivered messages.
- Consent: Consent to promotional SMS is not a condition of purchasing plumbing services.
- Privacy: See our Privacy Policy. Mobile opt-in information and consent are not sold or shared with third parties for their own marketing.
- Compliance: The program is intended to comply with applicable federal and state law and relevant carrier and industry standards.
16. Email Communications
Service-related emails may be used to provide estimates, invoices, appointment information, receipts, warranties, and customer support. Marketing emails will include an unsubscribe method when required. Transactional or relationship messages may continue when reasonably necessary to provide requested services or maintain business records.
17. Website Use
Website information is provided for general informational purposes and does not replace an on-site evaluation, written estimate, code review, manufacturer instructions, or emergency services. Service descriptions, coupons, availability, financing, and pricing may change. Unauthorized use of the website, attempts to interfere with site operation, or misuse of forms and communications is prohibited.
18. Governing Law and Severability
These Terms are governed by Louisiana law, without regard to conflict-of-law rules. Venue for disputes will lie in a court of competent jurisdiction in or serving Iberia Parish, Louisiana, unless another venue is required by law or agreed in writing. If any provision is found unenforceable, the remaining provisions will continue in effect.
19. Changes to These Terms
Michael B Plumbing LLC may update these Terms from time to time. The version applicable to a particular job may also include the estimate, work order, invoice, warranty, financing documents, and other terms accepted for that job. If those job-specific documents conflict with this website page, the more specific written term generally controls.
